Sell Your Property in Estonia with Confidence

Bryan Estates – Estonia real estate agency and property services

Why Sell With Bryan Estates?

A clear, professional approach to selling your property

Selling a property is about more than putting it online and waiting for enquiries.

Bryan Estates helps property owners across Estonia prepare, position and market their property with a practical approach based on the local market, the property itself and the buyers most likely to be interested.

From initial pricing guidance and professional presentation to viewings, negotiations and the final stages of the transaction, we help make the selling process clearer and easier to manage.

Selling in Tallinn, Tartu, Pärnu, Ida-Viru, Lääne-Viru or elsewhere in Estonia?

Let's start with your property.

The Estonian Property Market

A market that continues to move, but not every property moves in the same way

Estonia's residential property market has continued to see price growth, although market conditions vary considerably between locations and property types.

According to Statistics Estonia, the national dwelling price index increased by 5.9% year-on-year in the first quarter of 2026.

Apartment prices increased by 6.9%, while house prices increased by 3.9% compared with the first quarter of 2025.

The 2025 annual data also showed a 5.2% increase in the dwelling price index compared with 2024.

However, national figures do not determine the value of an individual property.

The right asking price depends on factors including:

• Location and neighbourhood
• Property type and size
• Condition and level of renovation
• Building condition
• Floor and layout
• Energy efficiency and heating system
• Parking, storage and other features
• Monthly costs
• Current competing properties
• Recent comparable transactions
• Likely buyer demand

At Bryan Estates, we believe sellers should receive realistic pricing guidance based on the property and its market rather than an inflated price designed simply to win a listing.

Our Step-by-Step Selling Process

Pricing Your Property Correctly

The right price can make a significant difference

Every seller wants to achieve the best possible outcome. But the highest suggested asking price is not necessarily the best strategy.

A property that is priced significantly above comparable homes may receive fewer enquiries, remain on the market longer and eventually require price reductions.

A realistic pricing strategy considers the property's actual characteristics and the buyers currently active in its market.

We consider:

LOCAL MARKET CONDITIONS
What is happening in the property's specific town, city or neighbourhood.

COMPARABLE PROPERTIES
How similar properties are currently being marketed and, where appropriate, recent transaction evidence.

PROPERTY CONDITION
Renovation level, building condition, energy efficiency and potential maintenance requirements.

BUYER DEMAND
Who is most likely to buy the property and what those buyers are looking for.

COMPETITION
How your property compares with other available properties at similar price points.

PRICE POSITIONING
Where the property should sit within the current market to attract serious interest.

Our goal is not to promise the highest number.

Our goal is to help you understand a realistic pricing strategy and the reasoning behind it.

Preparing Your Property for Sale

Present the property at its best

Not every property needs renovation before it is sold.

Sometimes the most effective preparation is simply making the property clean, organised and ready to photograph and view.

Depending on the property, preparation may include:

• Professional photography and videography
• Cleaning and presentation
• Decluttering
• Staging and styling
• Minor repairs and improvements
• Renovation recommendations where appropriate
• Preparing the property for viewings

We focus on practical improvements rather than recommending work simply for the sake of spending money.

The key question is:

Will the improvement make commercial sense for this property and its likely buyer?

Honest Advice Matters

We do not promise a price we cannot guarantee

The final selling price of a property is determined by the market and the agreement between the seller and buyer.

No estate agent can guarantee:

• A specific selling price
• A specific number of enquiries
• A specific sale date
• A specific return on improvements
• A guaranteed profit

What we can do is provide a structured approach to pricing, presentation, marketing, buyer communication and negotiation.

Our aim is to give sellers clear information so they can make informed decisions about their property.

Selling Your Estonian Property From Abroad

Practical local support when you cannot be there yourself

If you own property in Estonia but live abroad, managing a sale from another country can create additional practical challenges.

Depending on the agreed service, Bryan Estates can help coordinate:

• Property preparation
• Photography and marketing
• Buyer enquiries
• Viewings
• Communication with interested parties
• Offer discussions
• Coordination with the relevant professionals during the transaction

Where legal, tax, notarial or other specialist advice is required, we recommend working with the appropriate qualified professional.

Our role is to help make the practical selling process easier to manage from a distance.

Reaching the Right Buyers

Local knowledge with international communication

Depending on the property and its location, potential buyers may include:

• Local homebuyers
• First-time buyers
• Families
• Property investors
• Landlords
• Buyers looking for renovation opportunities
• International buyers
• Estonian property owners living abroad

We tailor the marketing approach to the property rather than assuming that every property requires the same audience.

For suitable properties, Bryan Estates can also communicate with international buyers in English and other supported languages.

The objective is simple:

Put the property in front of buyers who are most likely to consider it seriously.

What You Can Receive

✔ An indicative market value range
✔ Relevant market considerations
✔ Comparable-property insights where available
✔ Recommended asking-price strategy
✔ Suggestions for preparing the property for market

A valuation or market assessment is an indication, not a guarantee of the final selling price.

The final price achieved depends on market conditions, buyer demand, negotiations and the agreed transaction.

Understand the Costs of Selling

Know what can affect your final proceeds

The sale price is not necessarily the same as the amount you ultimately receive.

Our team understands the Estonian property market inside out  from Tallinn’s trendy Kalamaja district to peaceful Haapsalu and fast-growing Tartu.

Depending on your circumstances, selling costs may include:

• Estate agency or brokerage fees

• Notary and transaction-related costs

• Costs associated with an existing mortgage

• Property preparation or marketing costs

• Certain taxes, depending on the seller and property

Information on this page is provided for general guidance and does not constitute legal or tax advice.

The tax treatment of a property sale in Estonia depends on the circumstances of the seller and property. Certain exemptions may apply.

Bryan Estates does not provide personal tax or legal advice.

Before completing a sale, we recommend confirming your individual position with the Estonian Tax and Customs Board or an appropriately qualified professional.

Honest Advice Matters

We provide guidance, not guarantees

The property market can change, and the final outcome of a sale depends on many factors.

• A specific selling price
• A specific number of enquiries
• A specific sale date
• A specific return on improvements
• A guaranteed profit

Our role is to provide practical guidance based on the property, available market information and current buyer conditions.

The final selling price is agreed between the seller and buyer.
