An overpriced, poorly presented property with minimal marketing sits — sometimes for months — and often eventually sells for less than it would have if it had been handled correctly from the start. The three variables you control as a seller are pricing, presentation, and marketing. Here is how to get all three right.

Pricing: The Foundation of Everything

The right asking price is based on what comparable properties in the same building, street, or district have sold for in the past six months, the condition of your property relative to those comparables, and current supply and demand in your specific area.

Properties that are priced correctly from day one attract more viewings, more offers, and typically achieve a cleaner sale at or close to asking price. Properties that start too high and reduce generate a different kind of buyer interest — one where the question is 'why has this been reduced, what is wrong with it?'

Staging: What Buyers Actually Respond To

Staging is not interior design. It is removing everything that makes a property feel like someone else's home and presenting it as a space a buyer can imagine themselves in. The most impactful staging steps in the Estonian market:

• Declutter aggressively — at least 30-40% of furniture and personal belongings should be removed before any viewings or photographs

• Clean to a standard you would not normally maintain — buyers look inside cupboards, under sinks, and behind doors

• Address the kitchen and bathroom — fresh sealant, clean grout, and working fixtures produce significant results for almost no cost

• Maximise natural light — open all blinds, clean all windows, replace any dead lightbulbs

• Remove personal items — photographs and distinctive decorative objects make buyers feel like visitors rather than potential owners

Marketing: Getting the Right Buyers Through the Door

The single highest-return marketing investment is professional photography. Buyers form their first impression from photographs before they ever contact an agent or arrange a viewing. Poor photographs mean fewer enquiries, regardless of how good the property is in person.

Beyond photography:

• A clear, accurate, and complete listing description — include the floor, view, building renovation status, HOA fee, and nearest transport links

• A floor plan — buyers use these to pre-qualify a property before viewing

• Video or a virtual tour for international buyers who cannot view in person
