Pricing is the most consequential decision a property seller makes. Set it right and the property attracts serious buyers, generates multiple viewings, and sells cleanly. Set it wrong — in either direction — and the consequences are real: a property that sits unsold for months, or a sale that completes below what the market would have paid for a properly priced listing.

Starting With the Land Register, Not With What You Want

Every pricing conversation at Bryan Estates starts with the same place: the Estonian land register's transaction history for the specific building, street, and district where the property sits.

The land register records every completed property transaction in Estonia — the actual price paid, the date, and the property details. This is not asking prices. It is not valuations. It is what informed buyers in your market have actually been willing to pay, recently, for properties comparable to yours.

What We Look at Beyond the Raw Data

Comparable transaction data tells you the market's price level. We also account for:

• Floor and view: higher floors with open views command a premium that is real and measurable in the transaction data — we quantify these adjustments based on actual comparable transactions, not rules of thumb

• Condition relative to comparables: if comparable properties that have sold recently were renovated and yours is not, the condition gap needs to be reflected in the price

• Building renovation status: a property in a recently renovated building with a healthy HOA reserve fund and a good energy rating is more valuable than the same property in an unrenovated building

• Current supply and demand: the number of comparable listings currently active on the market and how long they have been listed tells us whether the current moment favours buyers or sellers

Why We Do Not Simply Validate What Sellers Want to Hear

Some agents tell sellers what they want to hear about asking price in order to win the instruction. The result is an overpriced listing that sits on the market, accumulates negative associations, and eventually sells at a lower price than it would have achieved with correct initial pricing.

We tell sellers what the data says — even when that is not the number they were hoping for. A property correctly priced from day one generates more viewings, more offers, and a cleaner transaction. This is what the transaction data consistently shows.

When the Right Price Is Higher Than Expected

Data-led pricing is not inherently conservative. When the market data supports a higher price — because comparable sales have moved strongly, because supply in the specific building is thin, because the property has features that are consistently rewarded in transaction prices — we price to reflect that reality.

The goal is accuracy, not modesty. Sellers who price correctly based on real data achieve the best outcomes the market will support.
