Getting your first Airbnb booking is satisfying. Getting a five-star review from your first guest is what builds the momentum that makes a short-term rental genuinely profitable.

The difference between a guest who leaves three stars and one who leaves five is almost never the apartment itself. It is the preparation.

The Standard Guests Arrive Expecting

Guests in 2026 have clear expectations before they arrive. They have read your listing, looked at your photos, and booked based on what they saw. Their first impression of the property in person is measured against that expectation.

• Fresh white bedding on every bed — laundered and pressed, not just clean

• Spare set of towels and linen in a visible location

• Pillows plumped and bed made to hotel standard

Kitchen and technology:

• Fully stocked with essentials: coffee, tea, oil, salt, pepper

• All crockery and utensils washed and put away, dishwasher emptied

• Wi-Fi confirmed working — test it before the guest arrives

• Smart TV remote with fresh batteries

• Heating or air conditioning set to a comfortable temperature on arrival

The Welcome Experience

Guests remember how they felt when they arrived more than any individual feature of the apartment. A simple welcome note with the Wi-Fi password and local restaurant recommendations costs nothing and consistently earns positive comments in reviews.

A small local touch — a bottle of water, a local snack, a small jar of Estonian honey — creates a moment of warmth that guests often mention specifically in their feedback.

Self-Check-In and Access

Most short-term rental guests in Estonia expect self-check-in via a smart lock or key lockbox — physical key handovers at agreed times create friction and dependency. If your building permits smart lock installation, this is one of the highest-return investments you can make in your operation.

Clear instructions sent in advance — how to find the building, where to park, how to operate the lock — remove the anxiety of arrival in an unfamiliar city and start the stay well.
